S&B - Wisconsin Municipalities with Commercial Buildings Delegated Authority

  Definitions

1. Plan Review and All Inspections: If your project is located in a listed municipality, and meets the size criteria, contact the municipality for plan review. Per Comm 61.60, the cities, villages, and townships with this delegation are certified to review plans for:

1. New buildings containing less than 50,000 cu. ft. total volume;
2. Additions to existing buildings where the total volume after construction of the addition is less than 50,000 cu. ft.;
3. Additions to existing buildings containing no more than 2,500 sq. ft., no more than one floor level, 18-foot maximum roof span and 12-foot maximum exterior wall height; and
4. Alterations to existing building where the area of altered space is less than 100,000 cu. ft. of total volume.

The municipalities authorized to perform plan review as noted above also do inspections of all buildings and structures as an agent of the state, including those for which S&B does the plan review.

2. Plan Review and Some Inspections: These municipalities do plan reviews as described above, but perform only inspections for projects for which they do plan review.

3. Some Reviews and Inspections Done by County: Municipalities located in Eau Claire (Cities of Altoona, Augusta, and Eau Claire) and Waushara (City of Wautoma and Village of Silver Lake) Counties which are authorized to review commercial buildings plans and perform inspections should be contacted directly. For all other municipalities in those counties, contact Eau Claire County or Waushara County.

4. Inspections Only: These municipalities have inspection authority for commercial buildings, but do not have plan review authority. The S&B does plan review for all commercial buildings and structures located in these municipalities.

5. Soil Erosion Only: These municipalities have authority to enforce erosion control, sediment control and storm water management for commercial buildings in their jurisdiction.

6. Fire Protection Systems: A small number of municipalities do plan review and inspections of fire protection systems.

  Delegated municpalities in Waukesha County: Cities of Delafield, Muskego, New Berlin, Oconomowoc, Waukesha. Villages of Big Bend, Dousman, Elm Grove, Hartland, Lannon, Menominee Falls, Sussex, Wales. Towns of Brookfield, Eagle, Genesee, Merton, Mukwonago, Ottawa, Summit, Waukesha.

  Rock County does not do soil erosion and stormwater inspections for the following municipalities: Cities of Janesville and Beloit; Towns of Turtle and Beloit.
